- For condominiums or high-rise properties, users usually search by project or building name

- Filter: Property seekers can further narrow down results using filters such as Listing Type (For Sale or For Rent), Property Type (Residential or Commercial), Price etc.

- Along with Repost, Boost and SuperBoost Listings, the latest published listings will be displayed at the top of the search result page.

How does Free Text (Keyword) Search work on PropertyGuru & iProperty? #
“Free Text Search” also known as “Keyword search” allows property seekers to type keywords directly into the search bar without selecting a suggestion from the drop-down list.
The consumer site’s search engine calculates a score for every listing known as “Matching Score” for each listing based on how closely the listing details match the keywords entered. Listings with higher matching scores are ranked higher in the search results.
Note: Less than 5% of property seekers use “Free Text Search”. Majority of the property seekers select from the drop-down list which helps narrow down the search results.
What can influence the search ranking of “Free text search”? #
Keywords relevant to your listings in different listing fields such as “Headline”, “Listing Description”, can influence the listing’s matching score and search ranking.
Examples of useful keywords include “Near MRT”, “Fully Furnished”, “Extended Kitchen”, or “Swimming Pool”.
For best results, use keywords accurately and in moderation in these listing fields. Avoid keyword spamming or excessive repetition, as this may result in your listing being suspended.
How can I improve my ranking in Free Text Search results? #
To improve your ranking:
- Use relevant and accurate keywords in your listing
- Highlight your property’s unique selling points
- Write a clear and detailed description
- Ensure key information is included in the headline and property details
- Avoid excessive keyword repetition or keyword stuffing
Listings are ranked based on how relevant they are to the search terms used by property seekers.
Do Repost, Boost, or SuperBoost affect Free Text Search rankings? #
Free Text Search rankings are primarily determined by keyword relevance and matching score.
Repost, Boost or SuperBoost listings do not automatically rank higher than Standard Listings in Free Text Search results.
However, when multiple listings have the same matching score, then Boost and SuperBoost listings will rank above Repost Listings, followed by Standard Listings.
