Where do I find the Lead Management tool? #
You can find your Lead Management tool in the AgentNet dashboard. Simply log in and click on “Leads” in your navigation bar.
How do I contact leads? #
Reach out to your leads quickly through multiple contact options in one place.
From the Lead Details page, you can directly contact your leads using the three contact icons located at the top right corner. This allows you to choose the most suitable communication method based on your lead’s preference and urgency.
How do I search for leads? #
Simply click on the search bar and enter details such as:
- Your listing name/address
- Enquirer name
- Enquirer phone number
You can also sort your leads with the quick filters such as Hot, Unread, Agents available at the top of your Lead Management page
Where do my leads come from? #
Leads are generated from property seeker enquiries submitted through your active listings across supported platforms.
What are the different types of leads I can receive? #
Leads can be differentiated via their lead cards, here are the types that you might encounter:
- For Sale – From an active sale listing. To purchase a property
- For Rent – From an active rent listing. To rent a property
- General Enquiry – From your agent profile. Others such as looking for an agent, looking for a property, etc
Why can’t I find a lead that I received previously? #
Occasionally, leads received might be removed from the Lead Management page. Enquirers can choose to withdraw their consent to share their information with Agent Partners. In such cases, the leads will be automatically removed for these enquirers who opt out from their information being shared.
What is Lead Quality? #
Lead Quality is a feature within the Lead Management tool that helps you identify leads to prioritise.
How is Lead Quality decided? #
Lead Quality is decided based on information gathered from the enquirer, as well as platform insights.
Lead Quality aims to identify enquirers that are very actively searching for properties, and that activity level is based on criteria such as frequency of visits on the platform, and number of enquiries made in the last 7 days.
What do the different Lead Quality tags mean? #
Types of Lead Quality Tags
- Hot – This lead is from an enquirer who is very active on PropertyGuru and iProperty
- Warm – This lead is from an enquirer who is quite active on PropertyGuru and iProperty
- Newbie – This lead is from an enquirer who is new to PropertyGuru and iProperty and might not have available Lead Behaviour-Based Insights yet
- Agent – This lead is from an enquirer who is also a property agent on PropertyGuru and iProperty
- Old – This lead is more than 60 days old
What happens to leads with the “OLD” Lead Quality Tag? #
Leads tagged as “OLD” will no longer have their Lead Insights updated once shared, while Lead Quality will no longer be updated after 60 days.
I contacted a “Hot” lead but got no response, why? #
While these leads are received from very active enquirers, they are encouraged to but not guaranteed to respond.
Does this mean I should not contact leads marked “Normal”, etc.? #
Do contact all received leads. While these leads are received from less active enquirers, they might still be serious enquirers.
What is Lead Insights? #
Lead Insights is a feature within the Lead Management tool that gives you access to useful information about the enquirer, which you can use to prepare your pitch!
These information can include data points such as the enquirer’s approximate preferred price range, location, property type, and more.
How are Lead Insights collected? #
Lead Insights are collected based on the enquirer’s activity on the platform.
With the enquirer’s consent, PropertyGuru and iProperty collects information from searches and viewed properties, as well as any enquiries made before.
Why do insights available differ between leads? #
Insights are gathered from each enquirer’s activity on PropertyGuru, and as such, might differ. There can also be a case where user activity is ‘Very Limited’ and hence in that case you might see “Not Available / NA” under the insights section.
How often are Lead Insights updated? #
Lead Insights may take up to 24 hours to be displayed after the Lead is received. However, these insights will not be continuously updated.
